Rooms can also be booked direct with us by phone and secured using debit/credit card details. No fee or deposit is taken from the card initially.

We accept Mastercard, Maestro, Visa, Visa Electron, Visa Delta. 

Unfortunately we do not accept American Express Cards nor personal or business cheques.


When securing rooms by credit card, we need to know is the name on the card, the card number, start date/expiry date, issue number and the registered address of the card-holder.

With the new chip and pin card system in operation, we are now required to also take the last 3 digits of the security code from the reverse side of your card.

We also require an estimated time of arrival and check-in. Please be advised that we do not accept bookings with a Check-in Time after 10.00pm unfortunately.


No fee or deposit is taken from the card initially.

We require a minimum of 7 days notice of any cancellation or change to a reservation. If we are unable to resell the room/s, a cancellation fee to the value of 1 night's accommodation will be charged.

As no prior deposit is charged, guests are able to settle the bill upon arrival/departure by cash or named card.


As Check-out time is 11.00 am, rooms are normally available after 1pm.

We also require an estimated time of arrival and check-in. Please be advised that we do not accept bookings with a Check-in Time after 10.00pm unfortunately.

Should guests have an early morning arrival in Edinburgh, luggage may be left with staff for storage anytime from 8.00am onwards. You may wish to head-off into town straight away and not waste time until rooms have been prepared for reallocation and Check-in. Alternatively, guests may wish to rest after a long journey in the Guest's Lounge and wait until a room is made available.

On the day of departure, we request that you vacate your rooms by 11.00am but, if you are planning to squeeze in an extra couple of hours sightseeing and shopping before leaving Edinburgh, we will do our best to accommodate your left luggage until your departure later on in the day.


We would like to make our guests aware that in these quiet and peaceful premises which are Not Licensed to sell alcohol, we also follow a Full No-Smoking Policy in accordance with Scottish Law. We require that you Do Not Smoke in any part of the building. Smoking is only permitted outside the house where we ask you to make use of the rail-mounted ashtray provided. There is also a naked flame and candle usage ban.

On 26 March 2006 the law on smoking in Scotland changed. From this day onwards smoking is no longer allowed in enclosed public places in Scotland. This law has been introduced to save lives and prevent diseases caused by passive smoking. Failure to comply with the law is now a criminal offence and individuals will receive a fixed penalty of £50 for smoking in no-smoking premises.
